Deposit settlement
Balance = deposit minus the sum of entered items. The result does not assess validity and adds no costs automatically.
Meters and utilities
For each meter, usage = current minus previous reading, never below zero. Cost = usage × entered rate. Entered fixed charges are then added.
Pro-rated rent
Amount = monthly rent ÷ day basis × number of days. The basis is actual days in the month or 30, as selected.
Rental yield
Invested capital includes price and entered setup costs. Annual income reflects vacancy. Net result subtracts entered operating and finance costs.
Report comparison
The tool matches room and item names and detects differences in condition or notes. It does not analyse images or assign fault.
